Letting a builder into your home is a matter of trust. These are the questions we get asked most in the Netherlands.

Is Badr Company a registered business?

Yes. Badr Company is registered with the Dutch Chamber of Commerce (KvK). Our KvK and VAT numbers are on every quote and invoice. You always get an official invoice, so no cash jobs without a receipt.

Do I have to pay in advance?

No large deposit. For bigger projects you pay in instalments, each one after a completed stage. You pay the final instalment only after handover, once we have gone through the checklist together.

What if it ends up costing more?

You get a fixed price per item up front. If we find something during the work, such as rotten wood or a crooked wall, we stop first and send you photos and a price. We only do extra work after you approve it by email or WhatsApp.

Are you insured if something goes wrong?

Yes, we have business liability insurance. If our work causes damage to your home or belongings, it is covered. We can send you the policy on request.

How much VAT do I pay?

Labour for painting and plastering in a home older than 2 years falls under the reduced 9% VAT rate. Most other work and materials are 21%. Our quote shows which rate applies to each item. Read the full story.

Do I need a permit for a dormer?

At the back of the house a dormer is often permit-free, as long as it meets the rules for size and position. At the front, on a listed building or in a protected townscape you usually need a permit. We check it together in the Omgevingsloket (the national permit portal) and help with the application. Read the rules.

My house was built before 1994. Could there be asbestos?

It's possible, for example in old vinyl flooring, sealant, corrugated sheets or pipe insulation. An asbestos survey is required for demolition and renovation of homes like this. If we see suspect material we stop immediately, and the removal is done by a certified company.

I rent or live in an apartment. What do I need to arrange?

For a rental home you need the landlord's permission. In an apartment with an owners' association (VvE) there are often rules on noise, flooring and working hours. We provide a clear description of the work that you can show the landlord or VvE.

What about disturbance for the neighbours?

We work Monday to Saturday between 07:30 and 18:00, never on Sundays. Noisy work such as demolition is planned during the day. Dust screens keep the dust inside and we remove waste straight away. If a skip on the street is needed, we arrange the permit with the municipality.

What if the builder stops showing up halfway?

That's the biggest worry for many people, and rightly so. With us, the start date is fixed on paper and you have one permanent point of contact. You get a short update with photos every working day. And because you pay in instalments, you never pay for work that hasn't been done yet.

Can I keep living at home during the renovation?

Yes, usually. We work room by room and close each one off with dust screens. During a bathroom renovation you'll be without your own shower for a few weeks. We plan this with you in advance so you know what to expect.

Do you also work far from Zwolle?

Yes, we work across the Netherlands. The site visit is free everywhere. For work far away we agree in advance how we plan the travel time, so you don't pay for it.

Which language can we communicate in?

In Dutch, English or Russian. Agreements, quotes and invoices are put in writing in Dutch or English.
