Most renovation problems don't start during the work, but before it. A forgotten permission, materials ordered too late or a budget with no buffer. With this checklist you're well prepared.
1. Know what you want
- Write down per room what needs doing and what you like.
- Collect photos of examples. They say more than words.
- Decide what's essential and what's nice to have, so you can cut back if the budget gets tight.
2. Make a budget with a buffer
- Ask for a quote with a fixed price per item, not just a total.
- Keep a 10 to 15% buffer for surprises, such as rotten wood or old pipes.
- Check the VAT rate: plastering and painting a home older than 2 years is 9%.
3. Arrange permission
- Rental home: ask the landlord for permission in writing.
- Apartment: ask the owners' association (VvE) for its house rules. They often cover flooring, noise and working hours.
- Dormer or extension: check in the Omgevingsloket whether you need a permit.
- Skip on the street: you often need a permit from the municipality.
4. Check for asbestos
Was your house built before 1994? Then it may contain asbestos, for example in old flooring, sealant or pipe insulation. An asbestos survey is required before demolition. Book it early, because a certified firm isn't always available right away.
5. Plan smart
- Work from top to bottom and from rough to fine: first demolition and pipes, then walls, plastering, floors and finally painting.
- Allow for drying times. Plaster needs about a week before you can paint.
- Order tiles, fixtures and window frames early. Delivery times of a few weeks are normal.
6. Prepare your home
- Empty the rooms as much as possible. It saves time and therefore money.
- Agree where materials and waste can go.
- Let the neighbours know when it will be noisy. A note through the door works wonders.
7. Living at home during the work
- Think about where you'll cook and shower if the kitchen or bathroom is out of action.
- Protect what stays: floors, stairs and furniture. Good tradespeople do this themselves.
- Agree how you'll be kept informed, for example with daily photos.
8. Check at handover
- Go through everything together with a checklist, in daylight or with a lamp along the wall.
- Note small snags and agree a date to fix them.
- Only pay the final instalment when everything is done, and keep the invoice for the warranty.
